Inclusions

Up to 2 hours on property (depending on the services chosen, usually it's less than an hour).


Under 24 hour turn-around after shoot is completed except under rare situations.


Prep lists are available upon request for realtors and sellers.


Limited license is granted to the purchaser for use of the images for marketing for a period of five (5) years from invoice date. Images are NOT available to any third party without express written consent from Golden Key Visuals/Isaac Ellison.


Limited license allows for images to be given to the purchaser for use to market the home for sale until it closes.

Policies

SCHEDULING

Please use the booking form or call/text at 864.279.0245. We typically respond pretty quickly.


PAYMENT:

No upfront payment is required to book an initial shoot. However, final media will not be downloadable without payment through invoice at delivery.


CANCELLATION:

If a cancellation or rescheduling is required for any reason other than inclement weather, please contact us at least 24 hours before the shoot. Cancellations inside of 24 hours may require a $50 fee.

EMERGENCY FEE:

An additional fee will apply to any services requested with less than 24 hours’ notice, same-day turnaround, or appointments scheduled on holidays or outside of our standard business hours (Monday–Friday, 9:00 AM – 6:00 PM). This fee accounts for the added time, resources, and flexibility required to accommodate urgent or after-hours requests.


WEATHER:

Aerials are always included if weather and airspace permit. In the event they aren't permitted, a rescheduling may be scheduled at the rate of a travel fee.

EDITING:

While some advanced editing such as sky replacements are available, minimal "photoshopping" will be typically allowed for the photos. This is done to protect both the photographer(s) and the agent legally as it could result in misrepresentation.


REVISIONS:

Photo projects include up to two revisions for requested changes. Video projects also include up to two revisions, but these must be requested within one week of delivery. After one week, video project files are no longer stored, and any further changes would require recreating the video from scratch.

USAGE:

All photos are allowed to be used by the commissioning agent until the home sells for up to 2 years. If the home is not sold by that date, new photos can be acquired or a new usage agreement can be created. Golden Key Visuals owns all rights to all photos taken and only grants usage rights. 


REPEATED CANCELLATIONS:

To ensure fairness and efficient scheduling for all clients, we have a policy regarding repeated cancellations. If the same property is canceled twice in a row, any subsequent attempt to book a third slot for that property will require a non-refundable deposit at the time of booking. This deposit will be applied toward the final balance of the service.

Our Process

BOOKING CONFIRMATION:

We’ll confirm the shoot details, including the property address, entrance instructions, and access information, either online or via call/text.


PRE-SHOOT COMMUNICATION:

Once confirmed, we’ll send an email with our Reshoot Checklist and Policies to ensure the property is fully prepared for shoot day.

SHOOT DAY ARRIVAL:

Upon arrival, we’ll introduce ourselves (if necessary) and conduct a pre-shoot walkthrough using our checklist to ensure everything is ready.


2D FLOOR PLAN SCAN:

If applicable, we will begin with the 2D floor plan scan. Please note: inaccessible or locked rooms may delay or prevent this process.

PHOTOGRAPHY SEQUENCE:

We typically start with interior photos.

If poor weather is expected, we’ll begin with exterior and aerial photos to capture the best lighting and conditions.

After interior and exterior shots, aerial photography will follow, if possible. 

Note: Some locations may restrict drone operations. In such cases, we will not conduct aerial photography to remain FAA-compliant and within legal boundaries.

VIDEO WALKTHROUGH:

(If applicable)

Once all photography is complete, we’ll proceed with any scheduled video walkthroughs.


POST-SHOOT & DELIVERY:

After the shoot, an invoice will be sent. Photos and videos are delivered within 24 hours or less of the shoot, but content will not be released until the invoice is paid in full.

24-HOUR TURNAROUND POLICY

Golden Key Visuals offers a 24-hour photo turnaround to help agents get their listings live as quickly as possible. To ensure this timeline is met, the following policy applies:

If the invoice is paid before 10:00 AM on the day following the shoot, your photos will be automatically delivered at 10:00 AM that morning.

If the invoice has not been paid by 10:00 AM, delivery will occur once we return to the office the following evening (Monday–Friday) or the next business day if the shoot occurs before a weekend or holiday.

For video services, editing will not begin until the invoice has been paid. This allows us to maintain our fast turnaround times and prioritize active projects.

To receive media as quickly as possible, we recommend prompt payment once the invoice is received.

EXTERIORS:

-Remove cars from driveway

-Close all windows

-Sweep walkways

-Pickup leaves, sticks and branches

-Put toys, bicycles away

-Store seasonal décor

-Stow garden tools, supplies

-Remove all hoses

-Straighten and arrange deck furniture

-Clean pool area


KITCHEN:

-Remove all items from refrigerator door

-Store food in cabinets

-De-clutter counters, stove

-Stow small appliances

-Hide soaps, cleaning items

-Hide dish towels, sponges

-Clear sink of dishes

-Put away draining rack

-Organize items on open shelves


BATHROOMS:

-Hang fresh towels

-Clear counters of toiletries

-Clean mirrors

-Close toilet lids

-Remove all items from tub and shower


COMMON AREAS:

-Remove personal items/photos

-Remove all visible clutter

-Open shades/blinds

-Replace burned out light bulbs

-Tidy up or put away all children’s toys

-Hide pet dishes/toys/beds

-Vacuum carpets

-Sweep hard floors

-Turn on all lights

-Turn off all ceiling fans


DINING AREA:

-Straighten/push in dining chairs

-Set the table for dinner

-Add a vase of flowers


BEDROOM:

-Make the beds

-Put away clothing, shoes

-Clear surfaces of clutter

REFUNDS

At Golden Key Visuals, we allocate time, travel, and resources to each scheduled project to ensure the highest quality service. As such, our refund policy is structured based on the stage of the project:

Full Refund (100%) — A full refund may be issued if the request is made prior to the shooting portion of the project.

Partial Refund (60%) — Once the property has been photographed or filmed, but before editing has begun, up to 60% of the total project cost may be refunded.

Limited Refund (30%) — If the project has been completed, edited, and delivered, up to 30% of the total project cost may be refunded.

Please note that once services have been rendered, refunds are limited due to the time, labor, and resources already invested in the project.
